Scope and output
An apart-hotel holding twelve apartments, set on a sloping coastal plot in Kumbor. The lowest level sits behind a stone-faced plinth and carries everything the building runs on — reception, laundry and enclosed parking — so the residential floors above are kept clear of servicing. Three storeys of apartments follow, each unit opening onto a recessed loggia set into the façade rather than a projecting balcony, which keeps the volume simple and gives every apartment shade through the middle of the day.
The flat roof is trafficable and forms the social level of the building: a glazed bar pavilion set back from the parapet, terrace seating, planters along the edge and a perimeter balustrade. Access is by the internal stair and lift core serving all levels. On the plot itself there is surface parking in addition to the enclosed parking in the plinth, and a barbecue area for guests.
Externally the building reads as a white rendered volume over a stone plinth, with dark aluminium windows and doors, glazed loggia screens and slim steel balustrades to the loggias and roof terrace.
